Working Stages

In any architectural work, it is possible to distinguish the following phases of construction, each of which incorporates the previous one and, depending on the moment of its development, represents a greater degree of definition and concretization of the work:

1 – Preliminary Studies
This is the preliminary phase in which the ideas that will develop the job are expressed in an elementary and schematic way.
It includes the collection and systematization of the necessary information, the planning of the technical program of requirements.
Analysis of the applicable regulations and an indicative estimate of the economic costs.

Documentation:

2 – Preliminary Draft

In this phase, the basic aspects of the general characteristics of the work are presented: functional, formal, constructive and economic, in order to provide an initial overall picture of the work and to establish a preliminary budget.

  • Floor plans, elevations and sections to scale, without dimensioning.
  • Volumetry and perspectives.
  • Execution of current status if necessary (measurement and delineation).
  • Georeferenced topography.
  • Advance budget with overall estimate, by built-up area or other method deemed appropriate.

 

3 – Basic Project

In this phase, the general characteristics of the work are precisely defined by adopting and justifying specific solutions. . Its content is sufficient to apply for the municipal license or other administrative authorizations, once the necessary collegial approval has been obtained, but it is not sufficient to carry out the construction.

  • Descriptive report of the general characteristics of the work and justification of the specific solutions that satisfy the administrative purpose for obtaining the license.

4 – Execution Project

In this phase, the basic project is developed, with the complete determination of details and specifications of all the materials, elements, construction systems and equipment, and can be carried out, in its entirety, before the start of the work, or partially, before and during the execution of the same. Its regulatory content is sufficient to obtain the necessary collegiate approval to start the works. 5 – Tenders and Negotiations

With all these documents, a final bid package is prepared and sent to each of the selected bidders. Assistance with the procurement process.

6 – Construction Management

This is the phase in which the architect coordinates the technical team in charge of the work, interprets the technical, economic and aesthetic aspects of the project, and adopts the necessary measures to complete the development of the project, determining the adjustments, additional details and modifications that may be necessary to achieve the total completion of the work, in accordance with what has been determined in the corresponding project.
During the construction phase of the project, we will make scheduled site visits to monitor progress and confirm that the project is being built to the conditions specified in the design documents.
The Architect works closely with the General Contractor and the Technical Architect to keep the project on schedule and efficiently resolve any unexpected problems that may arise.

7 – Settlement and Reception of the work

At this stage, the final economic state of the work is determined by applying the prices applicable to it to the actual state of the measurements made by the competent technician of the items that make up the work, and includes
the acceptance of the same on behalf of the client or promoter, in accordance with the documents and specifications contained in the execution project and in the other documents incorporated in the same during the development of the work.

8 – End of work documentation

This is the phase in which the documentation required by current legislation is incorporated into the “Final Works Document”.

  • List identifying the agents involved and obtain the quality control documentation provided by the director of the material execution.
  • Writing instructions for use and maintenance.
  • Drawings of the final state of the work and report of incidents in the execution of the structure.

Product Selection

A market study is carried out with the aim of selecting the best alternatives in terms of furniture, equipment and decorative elements.

Illumination Assistance

We advise on lighting, luminaire types, accessories, behavior and temperature to achieve the desired ambience.
